Terms of Service

ListReady is operated by Landau Labs LLC ("we," "us"). By using ListReady, you agree to these terms. If you do not agree, do not use the service.

ListReady analyzes a short video of one room in your home and returns an AI-generated punch list of items to consider before listing. The report is generated by AI and is provided for informational purposes only.

The report is not:

• Real estate advice
• Legal advice
• Financial advice
• A professional staging consultation
• An appraisal or property valuation
• A substitute for working with a licensed Realtor or stager

We make no warranty that any item in your report is accurate, complete, or appropriate for your specific home. Use your judgment.

You agree:

• To upload only videos of property you own or are legally authorized to record and submit.
• Not to upload content that includes other people without their consent.
• Not to use ListReady to violate any law or to harm anyone.
• Not to attempt to reverse-engineer, scrape, or interfere with the service.

We may suspend or terminate your access if you violate these terms.

By uploading a video, you grant Landau Labs LLC a worldwide, royalty-free, non-exclusive license to:

• Process the video to generate your report.
• Use anonymized, aggregated data from your video and report to improve our AI model. This anonymized data cannot be traced back to you or your home.

We delete the video file after 30 days. See our Privacy Policy for full retention details.

The web version of ListReady is free for one room. We reserve the right to introduce paid tiers in the future. You will not be charged without explicit consent.

ListReady users may optionally request a second opinion from a licensed real estate agent. For users in our coverage area (Twin Cities south metro Minnesota), this referral goes to Mark Gores, a licensed MN Realtor (License #TBD) affiliated with RE/MAX Advantage Plus. Real estate services are provided by Mark Gores, not by Landau Labs LLC. Any real estate transaction is between you and the agent and is governed by separate agreements.

ListReady is provided "as is" and "as available." We disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.

To the maximum extent permitted by law, Landau Labs LLC's total liability for any claim arising from your use of ListReady is limited to the amount you paid us for the service, which on the free tier is zero. We are not liable for any decisions you make based on a ListReady report, including decisions about home improvements, staging, listing price, or marketing strategy.

These terms are governed by the laws of the State of Minnesota, without regard to conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in Minnesota.

We may update these terms. If we make material changes, we will update the effective date and notify users by email when appropriate. Continued use of ListReady after a change means you accept the updated terms.
