Privacy Policy

ListReady is operated by Landau Labs LLC ("Landau Labs," "we," "us"). For privacy questions or any of the requests below, email mark@markgores.com.

When you use ListReady, we collect the information you give us and a small amount of technical information about your request:

• Email address (required). Used to deliver your report.
• Mobile phone number (required). Used to text you the recording link and to notify you when your report is ready.
• Name (optional). Used to personalize messages.
• Property address (optional). Used to tailor advice to your local market.
• Approximate listing timing (optional). Used for context.
• The video walkthrough you upload. Used by our AI to generate your report.
• The AI-generated report itself. Stored so you can view it again later.
• Your IP address and browser user agent. Used for fraud prevention and as part of consent audit records.
• Consent records. The exact wording of the consent you accepted, the version identifier, the timestamp, your IP address, and your user agent. Stored as legal evidence of your consent. These records are never modified or deleted.

We do not collect payment information (the web version of ListReady is free for one room), precise location data, or any data you have not voluntarily provided.

• Deliver your report by email and (with your consent) by text message.
• Send transactional text messages tied to your specific request, namely the link to record your walkthrough and the notification that your report is ready.
• If you request a second opinion from a local Realtor via the optional in-product feature, share your contact information with the specific agent named on that consent screen, and only with that agent.
• Improve ListReady. We may use anonymized, aggregated data from scans to improve our AI model. This anonymized data cannot be traced back to you or your home.
• Comply with applicable law.

We do not use your data for advertising. We do not sell your data. We do not share your data with marketers or other third parties for marketing purposes.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All categories of personal information exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

We send two types of text messages, both transactional and tied to a specific request you initiate by submitting our form: (1) a one-time link to record your room walkthrough on your phone, and (2) a notification when your AI-generated report is ready to view. Message frequency varies (typically up to four messages per request). Message and data rates may apply. Reply STOP to any message to unsubscribe at any time. Reply HELP for support.

If you have separately and affirmatively requested a second opinion from a local Realtor via our in-product feature, you may receive messages from the named Realtor identified on that consent screen, pursuant to that separate consent. Those messages are not covered by this section.

To run ListReady, we use the following third-party service providers. Each receives only what they need to provide their specific part of the service.

• Anthropic (AI provider). Receives the frames extracted from your walkthrough video for analysis. Does not receive your contact information.
• Twilio (SMS provider). Receives your phone number and the body of the SMS messages we send to you.
• Resend (email provider). Receives your email address and the body of report emails.
• Vercel (hosting and storage). Stores video files in encrypted storage and serves our website and APIs.
• Neon (database). Stores your lead record and consent records.
• Slack (internal notifications). Receives a lead summary so we can respond to inquiries.

If you affirmatively request a second opinion from a real estate agent, we share your contact information with the specific licensed Realtor identified on that consent screen, and only with that Realtor. We do not share your data with any other agent, brokerage, or third party.

• Walkthrough video files: deleted after 30 days. We retain the AI-generated report.
• AI-generated reports: retained for 12 months.
• Your lead record (email, phone, optional name and address, timing): retained until you ask us to delete it.
• Consent records: retained for 7 years to satisfy applicable statutes of limitations. These are never modified or deleted.

You can ask us to:

• Show you what data we have about you (right to access).
• Delete your account and your data, with the exception of consent records, which we are legally required to retain (right to delete).
• Export your data in machine-readable form (right to portability).
• Stop sending you messages (right to opt out). Reply STOP to any text message to unsubscribe from SMS, or email us to remove your email.

To exercise any of these rights, email mark@markgores.com. We will respond within 30 days.

If you live in California, you have additional rights under the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA), including the right to know what categories of personal information we collect, the right to delete your personal information, the right to correct inaccurate information, and the right to opt out of any "sale" or "sharing" of your information. We do not sell or share your information for cross-context behavioral advertising.

To exercise these rights, email mark@markgores.com. We will not discriminate against you for exercising any of your privacy rights.

ListReady is not directed at children under 18. We do not knowingly collect data from anyone under 18. If you believe a minor has submitted information to ListReady, email us and we will delete the record.

If we make material changes to this policy, we will update the effective date at the top and notify users by email when appropriate. Previous versions are archived; email us to request a copy.
